RADON Long Term Test

National Canadian standards recommend that radon should be reduced to as low as reasonably achievable.

Start by doing a Long Term Test of at least 91 days as recommended by Health Canada.

Thousands of results indicate that Short Term Tests may not be representative of your average indoor radon exposure.

Do a Long Term Test so you can make informed decisions about reducing your family’s lung cancer risk.

Test before you list! Use a reliable Long Term Test to avoid surprises during a real estate sale. High radon levels require disclosure as a material latent defect according to the BC Financial Services Authority which states that “If you have not completed a radon test, a buyer may reduce their offer price, or request to hold back funds, so that the home can be tested, and remediated if necessary, after the sale.”

Radon reduction strategies like foundation sealing, HRV ventilation and sub-slab depressurization are highly effective and may at the same time improve your home’s indoor air quality and humidity control, creating additional value for your property. Check out our radon blog for more information.

What About Short-Term Tests?

Radon testing is becoming an accepted part of real estate transactions.  These radon screening tests can give you early warning of potential lung cancer risk from high radon levels and help you make more informed decisions about the property you’re living in, selling, or planning to move into.  Our RADON 4 Day Screening Test provides this service and meets CARST national reporting guidelines.

However, please be aware that short term radon measurements of a few days do not provide enough certainty to estimate what your average indoor radon exposure is.  Indoor radon levels can vary widely on daily to seasonal time-scales.  That’s because indoor radon levels are influenced by many factors including how a how a home is built, ventilated and heated, how appliances and interior doors are used, the effect of wind speed, wind direction, and outside temperatures, and the effect of soil moisture and groundwater levels.

So it is possible that a radon test of a few days could show lower values than the average.

For this reason, Health Canada recommends:

After you have done a short term test, always do a Long Term Radon Test (91 to 365 days) to better estimate the home's average radon levels. This gives you more reliable data to make decisions about radon reduction.

Do a Long Term Radon Test again every 3 years, or after completing any home renovations. Alternatively, you can install a permanent radon monitoring system that will alert you immediately to unexpected high levels of radon and other air quality problems like high CO2, humidity, and VOCs.
